Pricing
One of the first things your Realtor will help you do to sell your home, is help you price your home effectively. Sometimes sellers mistakenly price their house too high, knowing they can lower the price if it doesn’t sell. This can often backfire on the seller. Buyers often shop around before they buy and often recognize the value in a specific price range because of this comparison-shopping. A Cumulative Market Analysis (CMA) would be prepared by your Realtor. This involves a survey of homes that are on the market, or have recently sold that are similar to yours. Then the additional value (or deficit) of your home’s unique features will factor that into the equation. Depending upon how anxious you are to sell (and how quickly you need to close) your Realtor will suggest different strategies to help you get top dollar for your home. Value is a relative term. One owner’s quaint little cottage may be another’s airless old money pit. By rating your house against other similar houses in similar neighborhoods we will develop some basis of objectivity. Your Realtor will help you factor in all these important aspects to arrive at the right price to market your home.
Marketing Your Home
Exposure to the market is key in getting your home sold. Your Realtor will list your property in the county Multiple Listing Service. You will want your Realtor to advertise it in various local Real Estate publications, possibly on tv and on the internet as well. Another thing your Realtor can do to promote the sale of your home is to hold an Open House for your property.
Monitoring, Negotiating and Closing
Questions may arise between the initial sales agreement and closing (or settlement). For example, an unexpected repair needs to be made as a result of an inspection, or a cloud on the title is discovered which needs to be resolved before a buyer can obtain financing etc. The required paperwork alone can be overwhelming with all the disclosures that must be filled out by the seller. Your Realtor will work with you to resolve these issues and move the transaction to closing in a timely and efficient manner.
